Why a Maintenance Agreement? It is important to us that your equipment is running safe and efficiently. By becoming one of our S.E.M.A. members you will receive a system precision tune up twice a year. We will thoroughly evaluate and clean all your system components.

The bi-annual S.E.M.A includes the following:

	Adjust operating pressures		Lubricate all moving parts
	Monitor starting capabilities		Adjust thermostat calibrators
	Test safety switches		Clean condenser coil
	Clean or replace filters		Check condensate drains
	Clean and adjust blower components		Measure temperature differences
	Measure for correct air flow		Clean ignition assembly
	Tighten electrical connections		Clean heat exchanger or elements
	Measure volts/amps on motors		Monitor flue draft
